Job Description

The person in this role will need to exhibit behaviors that are collaborative, assertive, articulate, and motivated to support the Asset Management team. The Manager will play a pivotal support role to the Senior Managers in the management and communication of lease terms and responsibilities for our existing portfolio of company-operated cafes (1,000+ units), and the will assist the team in the establishment, execution and communication of strategies targeted at reducing occupancy expenses, gaining lease control, and negotiating new and advantageous lease terms for each cafe.

This newly created role within the Development Team is an opportunity to work in a cross-functional environment, interacting with the Operations, Development and Finance teams, as well as outside business partners and landlords. The position can be based at the Support Center in Saint Louis, MO, or can be remote as a field-based team member. This position will report to Senior Manager, Asset Management.

Duties & Responsibilities

  • Supports Asset Management Senior Managers in the administration and completion of real estate portfolio management tasks, covering all company-operated cafes (1,000+ units).
  • Prepare Lease Evaluation packages and supporting documentation, to support the review and approval process of all renewals, amendments, and other recommended lease actions (estimate 100+ packages per year).
  • Prepare and update Asset Management market planning documents, to communicate the lease and real estate strategy at the trade area and cafe levels.
  • Review leases and communicate information to the Operations, Facilities, Finance and Development teams, with respect to lease clauses, Landlord and Tenant maintenance responsibilities, Landlord contact information, critical lease dates and other lease information to support the on-going needs of the business.
  • Prepare financial analyses to support the Asset Management team, to assist in lease negotiations, cafe modifications or retrofits, cafe remodels, relocation analysis and other projects as dictated by the needs of the business.
  • Build, prepare and maintain schedules and systems, to track and monitor the status of all company-operated leases, including renewal dates, expiration dates, rent and occupancy costs, cafe financial information, and other critical lease data.
  • Build, prepare and maintain schedules and systems, to track and monitor the results and performance of the Asset Management team.
  • Communicate with Landlords as necessary, to ensure compliance with all lease terms and to resolve disputes which may arise.
  • Under guidance of the Senior Manager, negotiate directly with Landlords for specific leases, to gain the most advantageous lease terms for each cafe.
  • Proactively manage relationships with internal customers (operations, facilities, etc.) and external customers (landlords, property managers, vendors, etc.).

Qualifications (Education & Experience)

  • 3+ years of job-related experience in commercial real estate practices and/or retail leasing.
  • Bachelor of Business Administration, preferably in Real Estate or Finance.
  • Strong computer skills, especially in all Microsoft Office functionality, with the ability to learn and operate other software tools and systems.
  • Strong communications skills, both verbal and written, to be able to effectively communicate at multiple levels both inside and outside of the company.
  • Basic understanding of retail leases and financial statements.
  • Negotiation experience is a plus.
  • Attention to detail in documentation and follow through, self-motivated, analytical problem solver, and ability to work with minimal supervision.
  • Ability to gather data from multiple sources and transform it into actionable information.

Working Conditions

  • Required travel - less than 15% as needed.

Physical Requirements

  • While performing this job, the incumbent is regularly required to stand, sit, talk, hear & use hands and fingers to operate keyboards.
